Our Process
From first call to wired funds — usually in under three weeks.
Most land transactions take months because too many people are in the room. Ours doesn't, because we removed them. Here's exactly how a deal moves through our firm.

Conversation
Tell us about the parcel — county, acreage, APN, and what's prompted you to consider selling. A short call, a short form, or a quick email all work. There's no obligation and no pressure.
- —Two-minute intake form
- —Optional 10-minute call with a principal

Written offer & contract
You receive a written, all-cash offer with the price, the closing window, and exactly what we cover. If it works, we sign through DocuSign — both parties receive a completed copy immediately.
- —No financing or partner contingencies
- —We cover standard closing costs
- —Signed electronically, fast turnaround
- 042–4 weeks
Title review, close & wire
We run a full title and property review to confirm nothing stands in the way of closing — covered entirely by us, typically 2–4 weeks. Once it comes back clean, your file goes to a national title company to finalize. They'll reach out for your wire info or mailing address. You receive the full agreed amount via check or wire — virtually or in person, whichever you prefer.
- —Title review covered entirely by us
- —Remote / mail-away closings welcome
- —Title company holds and disburses funds
Listing vs. selling direct
The honest math behind a direct sale.
A listing price isn't a net check. By the time commissions, closing costs, and months of carry are subtracted, a "lower" cash offer often puts more money in your pocket — faster.
